At Bjarke Ingels’s Via 57 West, 36 affordable apartments from $1,448/month
The Durst Organization has upped the percentage of affordable units from 20 to 25 percent
More than a year after leasing got underway at Bjarke Ingels’ west side tetrahedron, some more apartments there are up for grabs, and this time, they’re all affordable units. A representative for the Durst Organization, the developer behind the project at 625 West 57th Street, informed Curbed that the developer has upped the percentage on the affordable units from 20 percent to 25 percent of the total units.
The lottery on the first set of affordable apartments at Via 57 West got underway in October 2015. At that time 142 apartments were being offered from $565/month. Now an additional 36 apartments have become available as part of this latest lottery.
In this go around, apartments (which come in studios through three-bedrooms) are being offered in four different income brackets: 90%, 100%, 110%, and 120% percent of the area median income, which translates to anywhere between $51,532 to $132,840 per year.
Based on these income brackets, the apartments are likely targeted towards middle class New Yorkers. According to the Pew Research Center, a household of three making anywhere between $48,012 to $144,037 is considered to be a part of the middle class, in New York state.
As for rents on the new affordable units at Via 57 West, they range from $1,448/month for a studio, and go up to $2,902 for a three-bedroom apartment. In all, Via 57 West has 709 apartments.

Prospective tenants have until October 11, 2017 to apply. As for the market-rate rentals here, there are only a handful still available on the market.
